In Vancouver’s wet climate, perimeter drains are mandatory and need to be inspected at least once every three years. Another thing to consider is that flow grade can change sometimes depending on circumstances. In most cases the perimeter drains we replace are usually the older clay drain tile installed decades ago before PEX was invented. These days we replace ole weeping tiles with the newer PEX drainage pipes, which tend to last much longer.
